FAQ

Is scraping Zillow legal?

Public listing data falls under the hiQ v. LinkedIn precedent in US federal law — scraping publicly accessible pages does not violate the CFAA. Zillow's Terms of Service separately prohibit scraping; that is a civil contract issue. Real estate listing data has additional layers — MLS rules, broker reciprocity (IDX) agreements, and copyright on photos. We extract structured listing facts (which are not copyrightable) and route image-heavy use cases through licensing rather than scraping.

How fresh can the data be?

Zillow updates listings on a several-times-per-day cadence; we can match that rhythm or run a daily snapshot for most use cases. High-velocity targets (price changes, new listings) get hourly polling on a defined ZIP / region list.

Can you cover specific ZIP codes or MLS regions?

Yes. Most engagements are scoped by ZIP, MSA, or a custom region polygon. Coverage depth (active listings, sold history, FSBO inclusion) is a separate scoping question — we run a sample on your target region first.

What about Zestimate and proprietary scoring?

Zestimate is a Zillow-proprietary value. We can capture the displayed value as a field, but we don't reverse-engineer or republish the model. For underwriting use cases, clients typically pair public listing data with their own valuation model.
